Project Description: A two story amenity building of approximately 12,300 sq. ft. with a lounge, common space, a workout facility and a pool area.  The structure is of light-frame timber construction with plywood roof and floor diaphragms and plywood shearwalls or engineered shear panels (such as Hardy Panel or Simpson Strong Wall) for lateral load resistance.  The foundation consists of a uniform thickness post tensioned slab on grade; Floor framing is I-joist; Roof framing is pre-engineered trusses (by others) or I-joist rafters.
